Selecting Tenants
As professionals we know how to minimise the many pitfalls of tenant selection. What you could find a time consuming process is handled quickly and efficiently. For your security we require references and testimonials from all tenants and these are thoroughly checked with back up from default Tenancy databases.


Watertight Documentation
It is essential that complete documentation is taken care of at the beginning of the tenancy. We ensure that this initial documentation on a Tenancy Agreement fully protects your rights under the Residential Tenancies Act.


Monitoring and Collecting Rents
Our computer system allows for checking the paid-to dates of all tenants on a regular basis. If a tenant falls into arrears we take action immediately to enforce payment. We are also a member of a tenant default database which assists us in identifying and tracking tenants with poor tenancy history.


Inspecting and Reporting
Our computerised inspection cycle ensures that your property is inspected regularly. A full written report is sent to you after each inspection. Initial inspections of your property includes the taking of photographs for historical monitoring, and a fully detailed written report.


Maintenance, Repairs and Outgoings
Our Tenancy Agreement clearly states both the Landlords and Tenants responsibilities. Repairs and maintenance are arranged by us using qualified independent contractors, at competitive rates. We can also pay on your behalf, such items as rates and insurance and any other costs associated with your investment property.


The Residential Tenancies Act
The legislation is complex and a comprehensive understanding of it is needed to provide worry free ownership. We provide this experience for you and represent your interests should the need arise in the Tenancy Tribunal forum.


Disputes and Mediation
As specialists, we can often negotiate with tenants to resolve disputes to both parties' satisfaction. If however, an appearance before the Tenancy Tribunal is necessary, we will prepare and present the case on your behalf.
